How much does asphalt paving cost in Athens, TX?

There is no single price. Project size, pavement thickness, how much base and grading work is needed, drainage, access and the condition of any existing pavement all affect the cost. As a rough planning guide, residential driveways in our area commonly run from a few thousand dollars for a small drive to well over ten thousand for a long or extended one, and commercial lots scale up from there. We review the property and explain exactly what is included so you can compare the scope, not just the number.

How long does a new asphalt driveway last?

A well-built asphalt driveway in East Texas often lasts 15 to 20 years or more with reasonable maintenance, and considerably less when the base is weak or water is left standing on it. Installation quality, base conditions, drainage, traffic and climate all play a part. Keeping water managed, filling cracks early and sealcoating on a sensible schedule are the best ways to reach the long end of that range.

Is it better to repair asphalt or replace it?

It depends on the extent and the cause of the damage. Localized potholes, isolated cracks and worn surfaces over a sound base are usually worth repairing or resurfacing. When cracking is widespread, areas have sunk, or water has gotten under the pavement and softened the base, patching only buys a little time and replacement or reconstruction is the better investment. We look at the pavement and tell you which situation you are in.

Can you pave over an existing driveway?

Sometimes. If the existing asphalt and the base underneath are still sound, an overlay can give you a fresh surface at a lower cost than a full rebuild. If the old driveway has major failures, drainage problems or a soft base, those issues will come straight through the new asphalt and need to be addressed first.

How soon can I drive on new asphalt?

In most cases you can walk on it the same day and drive on it within 24 to 72 hours, depending on temperature and the project. New asphalt stays soft in hot weather for several weeks, so during that time avoid parking heavy vehicles in one spot, turning the wheels while stopped and setting kickstands or jack stands directly on the surface. When is the best time to sealcoat asphalt in East Texas?

New asphalt should cure for at least six to twelve months before its first sealcoat. After that, sealcoating is done in warm, dry weather, generally late spring through early fall here, when the surface and air are above about 50°F and no rain is expected for a day or so. Existing pavement is usually resealed every two to four years depending on its condition and traffic, so we recommend looking at the surface rather than following a calendar alone.

Are asphalt millings good for a driveway?

For many rural driveways, ranch roads and parking areas, yes. Properly graded and compacted millings bind into a firm surface that sheds water and produces far less dust and rutting than gravel, at a much lower cost than new asphalt. The finish is coarser than paved asphalt, so they are a better fit for long drives and lower-speed areas than for a front driveway you want to look like fresh pavement.

Why does asphalt crack so much in East Texas?

Two reasons: soil and weather. Much of the region sits on clay that swells when wet and shrinks when dry, which moves the base under the pavement and opens cracks. On top of that, months of intense sun oxidize the binder in the asphalt and make it brittle, and heavy rain then works into every opening. A properly compacted base, good drainage and timely crack filling are the main defenses.
